Santa Ana is the county seat and second most populous city in Orange County, CA. Founded in 1869, and is located in Southern California adjacent to the Santa Ana River, 10 miles away from the California coast. The city is part of the Greater Los Angeles Area.

After the Mexican-American war ended in 1848, Alta California became part of the United States and American settlers arrived in this area. Claimed in 1869 by Kentuckian William H. Spurgeon on land obtained from the descendents of Jose Antonio Yorba, Santa Ana was incorporated as a city in 1886 with a population of 2000 and in 1889 became the seat of the newly formed Orange County.

Now fully developed, Santa Ana has several distinct districts. The core of the city is the downtown area, which contains retail and housing, as well as the Santa Ana Civic Center which is a dense campus of administrative buildings for both the city and the county of Orange. The civic center is also home to the Ronald Reagan Federal Building and Courthouse. Several historic homes dating from the late 1800s can be found as well, and their preservation is a key issue as development of the downtown area continues.

The City of Santa Ana has programs to assist households to purchase homes. One option would be to apply for one of the City’s downpayment assistance programs. Another is to purchase an affordable home developed in partnership with a developer and the City and/or Redevelopment Agency. For all City homeownership programs, applicants must complete a pre-purchase homebuyer counseling program. The City is offering down payment assistance loans to first-time homebuyers to provide assistance in the purchase of a home within the City of Santa Ana. Funds will be made available on a first-come, first-served basis. A first-time homebuyer may be eligible to borrow up to $40,000 with 0% interest rate.  Application

Eligibility:

  • Must be pre-qualified for a 1st Mortgage
  • Must be a first time homebuyer,  or have not owned property in the last 3 years
  • 3% Down Payment of own funds
  • Must complete the Homebuyer Counseling program
  • Home must be located in the City of Santa Ana
  • Home cannot exceed this purchase price:

o    $390,000 for existing home/condo; or

o    $443,000 for new home/condo

  • Household annual income must be at or below 80% of area median income (AMI), as published by the U.S. Department of Housing and Urban Development (HUD)
  • Acceptable Credit History
